Mortgages

Arion Bank offers mortgages with terms of up to 40 years, lending up to 80% of the market value of the property.

The loan is split into two parts. The first part can be up to 50% of the real estate valuation. The second part can bridge the gap up to 80% of the market value.

Arion Bank offers both inflation-indexed and non-indexed mortgages. It is also possible to have a mixture of these two types of loan.

Non-indexed loans

Ideal for people who want to pay off their loans more quickly and avoid the cost of inflation accumulating on the principal. Repayments are generally higher to begin with than inflation-indexed loans.

Non-indexed housing loans have fixed interest rates for 3 years. The loan term can be up to 40 years. It is possible to request refinancing in the third year of the fixed-rate period and during the loan term without incurring a prepayment fee, and customers can then choose from the loan options available at that time.

If the loan is not refinanced before the end of the fixed-rate period, the variable interest rates available at that time will apply, in addition to the fixed interest margin specified in the terms of the loan.

Mixed loans

Repayments for non-indexed loans are up to 40 years with equal instalments or equal payments, and for indexed loans up to 30 years with equal payments. If the loan-to-value ratio is higher than 70%, it is possible to get an indexed loan for up to 20 years or a non-indexed 40-year loan for the portion that exceeds the 70% loan-to-value ratio.

Mixed mortgage loans can be indexed with fixed interest rates for 3 or 5 years, or non-indexed with fixed interest rates for 3 years.

Inflation-indexed loans

Inflation-indexed loans have lower repayments, but it takes longer to repay the loan in full. Inflation is added to the principal and spread out over the loan period.

Indexed housing loans can have fixed interest rates for 3 or 5 years. When the fixed-rate period ends, the loan will continue with higher interest rates for the remainder of the loan term. If the customer wants lower interest rates at that time, for the next 3 or 5 years, they must refinance the loan.

Our customers pay zero loan origination fees on mortgages when investing in residential property which has been environmentally certified.

Confirmation must be provided that the property has been certified by one of the following:

  • Swan Ecolabel
  • BREEAM - Very Good
  • LEED Gold
